See every lot in the community before it's built.
ClearView is the shared workspace for architectural controls on new residential communities. Developers set the guidelines, builders submit, and consultants review, approve and inspect, lot by lot, on a live plan map.
Kestrel Ridge · Stage 4
Production figures from a consultancy running ClearView in the Edmonton region, October 2026.
Architectural controls still run on inboxes, PDFs and memory.
A growing community has hundreds of lots, dozens of builders and a guideline document nobody reads twice. Approvals sit in email threads, colours repeat next door, and nobody can say how long a file has been waiting.
Scattered files
Drawings, specs, conditions and inspection notes live in different inboxes and folders. The history of a lot is whatever someone remembers.
Repetition slips through
Two builders pick the same colours two lots apart, and nobody notices until the siding is on.
No view of turnaround
Builders call to ask where their file is. The office can't easily show what's due, what's late, or what to bill.
One system. The right view for everyone involved.
Consultants, builders, developers and the public all work from the same data. Each sees exactly what they need, and nothing they shouldn't.
Run the whole review office from one dashboard.
Every new application, conditional file, colour reservation and preliminary waits in a queue that shows how many days it has been sitting. Set up neighbourhoods once, review against them every time, and bill from the work you actually did.
- Work queues by stage, with days waiting on every card
- Structured review checklist beside the file, comparison and streetscape
- Inspections, certificates and billing reports in the same place
- Office closures and holidays built into every due date

Protect the vision you sold, without chasing anyone.
Developers get a view-only area showing the status of every lot in their communities. See what's approved, what's pending and which builder holds each lot, without a single status-update email.
- Every lot's status across all your stages
- Guidelines applied the same way to every builder
- Streetscapes that show the community before it's built
- A complete, defensible record on every lot
Answer "what's going on that lot?" before anyone asks.
Publish read-only information maps for sales teams, realtors and homebuyers. They see lot notes and availability on the real plan, while drawings, specs and builder correspondence stay private.
- Read-only maps with lot notes
- No login needed for public maps
- Private data never leaves the office and builder views

From a blank plan map to a signed certificate.
ClearView follows the real architectural controls workflow, step by step. Every step is recorded on the lot's file.
Set up the neighbourhood
Upload the plan, place the lots, and define styles, spec lines, conditions, required documents and who can see it. Lock it and it goes live.
Preliminary concept
Where the neighbourhood calls for it, builders submit early concept drawings for feedback before committing.
Reserve colours
Claim a colour scheme for the lot so neighbouring houses don't repeat it. The office approves it.
Apply
Model, style, square footage, specs for every spec line, and the drawings and documents the neighbourhood requires.
Review
Accept or reject each document, work through the checklist, compare with the neighbours and check the streetscape.
Decide
Approve, approve with conditions, or send back. Due dates count business days and skip holidays and closures.
Revisions & stake-out
Builders request colour or material revisions. The office approves them, billable or not, with full history kept.
Final inspection
The builder requests it with a grading certificate. The office inspects grading, architecture and landscaping on site.
Certify & bill
A PDF certificate is issued to the builder, and billing reports come straight from the work done that period.
Built around the lot, the street and the community.
These are the tools consultants use every day to review faster and builders use to get approved sooner.
See how each house sits with its neighbours.
ClearView draws every approved front elevation along the block, in true proportion, on one ground line. Reviewers see massing, rooflines and repetition the way a homeowner will see them from the sidewalk.
- Built automatically from the drawings on file, with no extra work
- Switch between the drawings and a colour view
- Spot repeated styles and colours before they're built
Try it: turn on Check repetition.
Reserve a colour scheme so neighbours never clash.
Builders claim a colour scheme for a lot early, before the application. Reservations are checked against nearby lots and approved by the office, so the first builder to commit gets the colours.
- Materials, manufacturers and colours for every spec line
- The consultant's approved colour recorded beside the builder's
- Colour and material revisions after approval, with history
Block 2 · Kestrel Ridge Boulevard
Review every plan against the guidelines, the same way every time.
A checklist built from the neighbourhood's own rules sits beside a switchable pane: the file data, a comparison with the neighbours, the streetscape, conditions and documents. Nothing gets missed and every decision is recorded.
- Siting, grading, repetition, exterior finish and colour checks
- Accept or reject each submitted document in a viewer
- Conditional approvals with conditions the builder must satisfy
- Open the reference pane in a second window on a second screen

Builders request a final inspection with their grading certificate. The office works from a to-do list, completes grading, architectural and landscaping checks on site with photos, and issues a PDF certificate straight to the builder's file.
- Inspection to-do list and on-site form with photos
- Deficiencies recorded and re-inspected
- Certificates generated and shared automatically
Know what's due today, and bill for what you did.

- Office closures configurable in one place
- Billing by neighbourhood and period, on screen or CSV

Questions we hear often
Do builders have to pay to use ClearView?
No. Builder companies are invited by the consultant or developer and use the builder portal at no charge. Company admins manage their own staff accounts.
Can we use our own guidelines, checklist and certificate?
Yes. Styles, spec lines, conditions and required documents are set per neighbourhood. Checklist items, report columns and certificate wording are configured for your firm during setup.
How do our plan maps get into the system?
Upload the subdivision plan image for each stage and place the lots on it. We do the first stages with you during onboarding, and you can copy a stage to start the next one quickly.
We already have years of approvals. Can you bring them over?
Usually, yes. Historical lots can be imported as legacy applications so the map and lot history are complete from day one. We'll scope it with you.
Does it handle Alberta holidays, and ours?
Due dates count business days and skip statutory holidays. Office closures, such as the week between Christmas and New Year, are added in Office tools and apply right away.
Can builders use it on their phones?
Yes. The builder portal is fully responsive, so site supervisors can check status, approved colours and next steps from the lot.
Who owns the data?
You do. Files, drawings and records belong to your firm, and exports are available on request.
See your next community in ClearView.
Send us a plan for one stage and we'll walk you through it as a live demo, with your lots on the map.
